Creation and Clarion Partners begin $250 million Park Algodon industrial and retail campus in west Phoenix

A long-vacant West Valley site moves into construction
A $250 million industrial and mixed-use development known as Park Algodon is moving forward in west Phoenix, following a groundbreaking held in May 2024. The project is being developed by Phoenix-based Creation in a joint venture with Clarion Partners, on a site positioned at the northwest corner of Loop 101 and West Indian School Road.
The property sits within the broader Algodón Center area—an expanse that has included large tracts of undeveloped land for years despite its freeway frontage and regional accessibility. The Park Algodon plan aims to convert a substantial portion of that vacant footprint into a new employment-oriented industrial campus paired with a smaller retail and restaurant component.
Project scale, phasing, and delivery timeline
At full buildout, Park Algodon is planned as a two-phase speculative industrial project totaling about 1.3 million square feet across five buildings. The overall development area is commonly described as roughly the high-80-acre range, with some project materials referencing a larger site area near 100 acres.
- Phase 1: four industrial buildings totaling approximately 766,000 square feet.
- Phase 2: one industrial building planned at about 556,000 square feet.
The first phase has been described as targeting a broad tenant range, with suite sizes planned from roughly 16,000 square feet up to approximately 317,000 square feet. Construction and architecture services are being delivered through a design-build approach led by LGE Design Build, with completion of Phase 1 expected in the third quarter of 2025.
Industrial specifications and site features
The industrial buildings are planned with features typical of newer Class A logistics and light industrial product in the Phoenix market, including minimum clear heights described in the 32- to 36-foot range, significant electrical capacity, and employee parking capacity designed to support a range of operational uses.
The project has been framed by its developers as an infill, freeway-visible employment campus intended to expand industrial inventory in the West Valley.
Retail component and corridor context
In addition to the industrial program, Park Algodon includes a retail element referred to as The Shops at Park Algodon. The retail footprint is planned on approximately seven acres and has been described in early project planning coverage as roughly 14,000 square feet of retail and restaurant space.
The location—adjacent to Loop 101 and near other West Valley employment and population centers—positions the project to serve both industrial users seeking freeway access and nearby neighborhoods seeking additional services. Leasing for the industrial portion has been assigned to a Cushman & Wakefield team.
Civic and community notes from the groundbreaking
The May 2024 groundbreaking included participation by city officials. Separately, Creation’s affiliated nonprofit made a $20,000 donation to UMOM, a Phoenix-based organization providing shelter, housing, and support services for people experiencing homelessness.
As construction progresses toward the 2025 delivery window for Phase 1, Park Algodon is set to become one of the larger new industrial campus additions underway in west Phoenix, combining logistics-oriented buildings with a small retail node on a prominent freeway corridor.
