Atari-branded hotel project shifts toward Phoenix flagship after Las Vegas development plans are officially dropped

Las Vegas site shelved as developers advance a Phoenix launch
Plans to build an Atari-branded hotel in Las Vegas have been formally discontinued, ending a proposal first explored during 2020–2021. A representative for the project confirmed the Las Vegas deal did not come together and that no Las Vegas development is being pursued at this time.
With the Nevada project now off the table, the development focus has consolidated around a flagship property planned for downtown Phoenix. The Phoenix concept has been positioned by the development group as the first location intended to open, with the current timetable pointing to construction beginning in 2026 and an opening targeted for mid to late 2028.
What is planned for Roosevelt Row
The Phoenix hotel is planned for the Roosevelt Row Arts & Entertainment District. Project materials describe a site exceeding one acre and a program built around gaming, events, and hospitality rather than a traditional hotel-only footprint.
Current plans outline a hotel with 91 total guest accommodations, consisting of 72 rooms and 19 suites. The broader project is designed to include large-scale public-facing attractions intended to draw visitors beyond overnight guests, including entertainment and gaming components.
- A concert and event center designed for approximately 2,000 people
- An esports-oriented venue with a sportsbook component described as roughly 10,000 square feet
- Restaurants, bars, retail areas, and multiple themed/immersive environments
- Pool and rooftop-style social spaces depicted in updated renderings
Structure of the project and how it is being financed
The Phoenix hotel is being developed under a brand licensing arrangement for the Atari name. The development team behind the Phoenix site has also moved to broaden financing sources by launching a Regulation A Tier 2 equity offering, a framework that allows investment from members of the public subject to securities rules.
Project disclosures and coverage tied to the offering describe $14 million invested to date and a fundraising target in the range of $35 million to $40 million for development. Broader cost estimates reported in real-estate and technology-trade coverage place the total project budget above $120 million, implying additional capital sources such as private funding and a construction loan would be needed beyond the public raise.
From multi-city rollout to a single confirmed site
When the Atari hotel concept was announced in early 2020, it was presented as a multi-city effort with several U.S. markets discussed. Over time, visible progress has centered on Phoenix, while other locations have not advanced to publicly confirmed construction schedules. The Las Vegas cancellation marks the clearest official narrowing of the project’s near-term pipeline and leaves Phoenix as the only location with a defined site, current design package, and stated development timeline.
Next milestones for the Phoenix project are tied to completing fundraising, finalizing financing, and moving into construction in 2026 ahead of a targeted mid-to-late 2028 opening.
